Direct Supply, Inc. (DSI) Corporate HQ

Value-Add Development

In 2003, Kaufman Jacobs acquired a business park anchored by Direct Supply, Inc. (“DSI”). The firm targeted this investment due to what it saw as a unique opportunity to retain DSI’s tenancy and expand their corporate presence on-site. Since acquisition, KJ has created tremendous value for its investors, as well as for DSI:

  • KJ is spearheading DSI’s initiative to expand facilities into a state-of-the-art corporate campus 
    • Negotiated a public-private partnership with City of Milwaukee and State of Wisconsin to establish a long-term campus development and expansion plan that included $30 M in tax-increment financing and other incentives
    • Acquired five additional parcels totaling 32.8 acres to accommodate DSI phased expansion
    • In 2008, completed first expansion building totaling 109,000 square feet
  • Remaining expansion plans call for an additional seven buildings totaling 400,000 square feet
